Why You Need To Stay On Top Of Air Conditioning Maintenance

air-conditioner-maintenance-service

As the temperature rises during the summer time you need your air conditioning system to be functioning more than ever. Air conditioner maintenance is important not only to keep the room cool but also to uphold air quality standards as poor indoor air quality can pose health risks and make for an uncomfortable workplace. We offer air conditioning maintenance for commercial premises across the UK, with our expert engineers able to carry out maintenance work that adheres to specific manufacturer’s recommendations. Here are some of the top reasons you should be treating regular aircon maintenance as a priority! Better Performance If your air conditioning system is maintained regularly, problems can be diagnosed and wear and tear fixed as soon as possible. This helps to ensure proper performance of the air conditioning unit meaning your building can remain at a comfortable, cool temperature. You will get maximum performance from your HVAC system with simple maintenance. Reduce Energy Bills When your air conditioning is not functioning properly, its efficiency decreases and your energy bills increase. Air conditioning systems can become clogged with dirt and dust which means the AC unit has to work harder for the air to filter and flow properly, in turn leading to higher energy consumption. Air conditioner maintenance helps to get your AC system back to its best. Eliminate Health Risks A dusty, old, and unmaintained air conditioning system can cause some serious health risks. Air conditioning is supposed to circulate cool, clean air but if the HVAC system is clogged with dust and dirt it’s only circulating unclean, dusty air which can cause or aggravate allergies, asthma, and skin conditions. It’s important to reduce or eliminate these health risks by cleaning the air conditioning system for good indoor air quality. Increase The Lifespan of Your Air Conditioning Neglecting to regularly maintain your air conditioning system will only cause problems and shorten its lifespan. Cleaning out the dust and dirt from the air conditioning and inspecting its condition will ensure it’s always running at optimal performance and that any problems that do arise can be fixed efficiently so you can be using your air conditioning system for much longer. VSS Air Conditioner Maintenance At VSS we can inspect any model of air conditioning and diagnose, fix, and repair all parts to improve the performance and increase the lifespan of the air conditioning system. Our engineers are F Gas qualified and attend courses regularly to ensure they’re always up to date with the latest manufacturer’s recommendations and technologies. What Makes Kitchen Extraction Cleaning So Important?

kitchen-extraction-cleaning-before-and-after

The buildup of dirt and grease in kitchen extraction systems is one of the leading causes of fires in buildings, but extraction duct cleaning is a maintenance task that is often overlooked. What we can’t see can’t harm us, right? Wrong! Although the exterior of your kitchen extraction system may look clean, what lies inside is probably the ideal kindling for a fire waiting to happen. As a building owner or somebody who’s responsible for a commercial building, it’s vital that you stay on top of your kitchen extraction system cleaning responsibilities. Reduce Fire Risks and Improve Hygiene It is a statutory requirement by the Regulatory Reform (Fire Safety) Order 2005 that all commercial premises should follow fire safety standards and the ‘responsible person’ should carry out certain fire safety duties to ensure satisfactory fire precautions. Hygiene is also vital in commercial buildings and all parts of the building should adhere to strict health and safety standards, particularly in the kitchen area where food is handled. To reduce the health risks to the people who work in your building and avoid any legal penalties, you must reduce all possible fire risks. As kitchen extraction systems are one of the leading causes of fires, they should be near the top of your fire safety checklist. Fire can begin in ductwork due to grease buildup and can easily spread throughout the ventilation system which causes fires in other parts of the building. These grease deposits need to be regularly removed to minimise fire risk. The frequency that kitchen extraction systems need to be cleaned is covered in TR19 which at a minimum states that a system should be cleaned annually and if the kitchen is in use for over 16 hours a day with high levels of grease then the systems should be cleaned every two months. The buildup of grease can also cause blockages in the extractor system which means it cannot serve its main function of removing heat, smoke, and cooking odours from the kitchen environment. Apart from providing a more comfortable environment, kitchen extractors have a vital role in removing deadly fumes such as carbon monoxide. Carbon monoxide is a colourless and odourless gas that can cause severe poisoning and death if exposed to high levels. Blocked kitchen extractors increase the risk of being exposed to carbon monoxide as the extractor cannot remove this poisonous gas sufficiently. Ensure Your Building is Law Abiding Not only does an unclean kitchen extraction system pose health and safety risks to you, your staff, and customers, it can also be costly to your business as you can face penalties for not maintaining your kitchen extractor system. It is against the law to neglect the maintenance of your kitchen extractor system and fail to follow health and safety standards in your commercial property. The consequences of not abiding by these laws can be prosecution or closure of your business, so ensure that you’re regularly having your kitchen extractors cleaned and have the relevant certification as proof. Kitchen Extraction System Cleaning by VSS Accessing kitchen extractors can be difficult which is why you need professional and expert help for the safe removal of grease buildup. Here at VSS we offer a kitchen extraction system cleaning service that is compliant with industry standards. All of our staff are BESA trained in the removal of grease from kitchen extractors including canopies, ductwork and fan units and we use the latest technology to thoroughly remove grease from hard to reach areas. VSS are industry leaders, completing kitchen extraction cleaning jobs in over 1500 commercial properties each year. We also provide reporting and certification as proof of the work that you have received. Kitchen extraction cleaning should be a priority when it comes to maintaining your building and exercising health and safety procedures so get in touch with the engineers here at VSS today on 0818 919 345.

Fire Dampers, Their Importance, And Why They Need Testing

fire-damper-testing

Fire dampers may not be the most glamorous part of fire safety, but they are one of the most crucial. If fires don’t have the appropriate obstacles ie the fire dampers, the ductwork and ventilation systems of any building can easily exacerbate a fire scenario by passing smoke and flames throughout the building quickly. This makes firefighting a much more difficult task, as fires can spread sporadically. Within a fire it is normally the smoke inhalation that causes loss of life and fire dampers will restrict smoke travelling through the ductwork, especially the automatic dampers linked to building management systems. Regulations state that fire dampers must be checked annually on spring loaded dampers and motorised dampers and immediately fixed or replaced if they are found to be at fault. These regulations have recently been changed with the update of BES:9999:2017 from BES:9999:2008, bringing motorized dampers into line with mechanical dampers which were previously only expected to be tested every two years. Fire dampers or fire safety measures should be installed into all ductwork and ventilation systems, regardless of the business occupying the building. Fire safety should be of the utmost importance no matter what function a building is used for. As with anything, fire dampers degrade over time, and when combined with poor maintenance, they can quickly stop being functional. This can be due to a whole host of technical reasons. It is therefore important to ensure that engineers are trained to recognise faults within dampers and how to rectify them to ensure that they remain fit for purpose. There are many examples of faults that we see, such as dampers wedged open with bits of wood and cable tied up to stop the damper falling and even dampers fitted the wrong way around. However, perhaps the most crucial check is to test the integrity of the fusible link. As dampers are metal curtains that shut when heat or fire causes the fusible link to melt, it is vital that this aspect of the damper is fully functional. VSS staff are independently trained to carry out fire damper testing. Our reporting system ensures that all of our fire damper reports come with before and after pictures as per TB001 (unless we are working on a location that specifically asked for pictures not to be taken). Our reporting system also works in real time so we aim to have fully annotated reports to our clients within 72 hours of works completing. It can’t be overstated how crucial these tests are. Not only do they leave any organisation legally exposed, they can contribute to a fire scenario with disastrous outcomes. Should an employee or tenant die in a building fire and poorly maintained ductwork and fire dampers are found to be a contributing factor to the death, those responsible are liable to prosecution under the Corporate Manslaughter Act 2007. VSS currently look after over 30 NHS Trust sites across the country and test in excess of 100,000 fire dampers per annum. We also ensure that systems comply with the TR-19 standards and that access panels are fitted on both sides of the damper to make the maintenance and cleaning of the dampers and surrounding ductwork easier and further reduce the risk of fire. If you have any queries regarding fire damper testing and complying with BS9999:2017 please feel free to get in touch with our team of experts at VSS on 0818 919 345.

Making an impact on the Liverpool business scene

Earlier this month we were shortlisted for Best Newcomer at the annual Liverpool ECHO Regional Business Awards. For all our efforts since moving to the area, we were invited to the black tie event at St. Georges Hall in Liverpool to attend a dinner and ceremony amongst fellow nominees and the business elite within Liverpool. Although we didn’t walk away with the prize, we were very happy to receive an official commendation from the ECHO, as having been in our new premises for less than a year, we we’re just pleased to be shortlisted. Aside receiving a fantastic Commendation, we also had a little video created about why VSS deserved to be in the running and our plans for the future of the business, which you view below. Thank you to everyone for their kind words of support and for helping us get to where we are today! We can only improve with the amount of support we receive from our clients and partners.
